Why Adelaide buyers use Fiacchi Property

Buying is one of the biggest financial decisions you'll make, and the other side of the table has a professional. This is what having your own one looks like.

Access before the market

A decade of relationships with Adelaide agents and developers means we hear about properties before they're listed, and sometimes ones that never are.

A price you can defend

Every shortlisted property gets a written price estimate, rental appraisal and due diligence check before you decide anything.

Someone else does the legwork

We inspect, shortlist and report each week. You get your weekends back and only look at properties worth your time.

Calm at auction

Robbie is a licensed auctioneer. He bids to a limit you set, so you don't get caught up in the moment and overpay.

Negotiation only, if you've found it

Already have the property? We can step in just for the price and terms, then see it through to settlement.

Through to the keys

Conveyancer and lender introductions, pre-settlement inspection, and a handover at settlement. Then help setting up rental management if you need it.

Who's actually on your side?

The selling agent

  • Engaged and paid by the seller
  • Legally obliged to get the seller the best price
  • Shows you their listings only
  • Price guide is a marketing tool

Your buyer's agent

  • Engaged and paid by you, so advice is independent
  • Works to secure the right property on the best terms
  • Searches every listing, plus off-market
  • Price guidance is based on evidence and comparable sales

How it works

Three stages, in order. You always know which one you're in.

1

Explore

A conversation about what you want, what you can spend and how soon. We agree the brief and quote the fee before you sign anything.

2

Search

We source listed and off-market properties, inspect them, and report back every week with a shortlist and full analysis on the contenders.

3

Acquire

We negotiate or bid for you, connect you with a conveyancer and lender, do the pre-settlement inspection and hand you the keys.

Your buyer's agent is Robbie Fiacchi

Robbie spent ten years in senior roles at REA Group, the company behind realestate.com.au. He saw sellers get an agent in their corner while buyers went it alone, and started Fiacchi Property to fix that.

He's been a licensed agent and auctioneer since 2017, has bought, sold and developed property himself, and knows Adelaide's agents and developers by name. He also hosts the Adelaide Property Pod, a podcast about what's really happening in the local market.

Questions people ask before they call

How much does a buyers agent in Adelaide cost?
Fees depend on whether you want the full search-to-settlement service or negotiation only. We quote in writing before you sign anything, and it's all set out in the authority agreement. The first conversation is free.
Is it worth it?
Clients typically save money on the purchase price, avoid properties with problems that only show up in due diligence, and buy sooner because they're only looking at the right options. Peta's auction above is a typical example.
Do you only work in certain suburbs?
No. We work across all of Adelaide, from the beaches to the hills, and regional South Australia.
I'm interstate. Can you handle everything?
Yes. Many of our clients are relocating to Adelaide or investing from elsewhere. We inspect, report with photos and video, negotiate and manage settlement while you're away. Overseas buyers should check their eligibility with the Foreign Investment Review Board first.
Are you licensed?
Yes. Fiacchi Property is licensed in South Australia, RLA 332671, and Robbie is a licensed agent and auctioneer. We are members of the Real Estate Institute of South Australia.
Do you help with commercial property?
Yes. Commercial acquisitions, tenant representation and advisory are a core part of what we do.
