The Fiacchi Property Process

Acquiring a property is often one of the most significant financial decisions you will make. We recognise that the journey of searching for a property, attending viewings, and submitting offers can be time-consuming, costly, and stressful.

If you feel daunted by the process, Fiacchi Property is ready to assist you with our buyers agent service! We collaborate with clients to identify their property requirements and alleviate the pressures associated with property purchases.

Whether you are looking for a residential or commercial property in South Australia, we will utilise our vast experience and connections to secure the best deal for you.

We will create a comprehensive strategy and keep you informed at every stage, enabling you to make well-informed choices. Our aim is to simplify the process and make it as pleasant as possible. We cater to a diverse clientele, including first-time homebuyers, business and medical professionals, investors, elite athletes, and international clients.

Our approach consists of three key steps: Explore | Search | Acquire.

Explore

For us, the concept of exploration involves building personal relationships with our clients while also delving into their property needs.

Prior to initiating the process, we take the time to understand our prospective clients to confirm that we are well-suited to work together and have a comprehensive grasp of their requirements. Whenever possible, this interaction occurs in person.

Once both parties agree to move forward, we will finalise an authority agreement, collect an engagement fee, and commence our work.

Following this, we will utilise the information we have gathered to formulate our strategy. Additionally, we will employ Google Sheets and your preferred communication method (such as iMessage or WhatsApp) to keep you updated throughout the process.

Search

Reclaim your weekends by allowing Fiacchi Property to handle all the groundwork in your property search.

We will utilise our extensive industry connections to identify both off-market and listed properties. Our clients can choose their level of involvement in the process, whether they prefer to engage actively or take a more hands-off approach.

As part of our service, we offer a weekly phone call and a summary report

After identifying a suitable property, we conduct a thorough analysis of essential data and provide a detailed property report that includes price estimates and rental appraisals.

Following this, we will initiate due diligence, which may encompass building and pest inspections, along with a review of the contract and Section 7 documentation conducted by our legal partners.

Acquire

When you decide to move forward with a property, we will engage in negotiations with the relevant sales agent to secure the most favourable terms for you.

In the case of an auction sale, we will place bids on your behalf.

If we are successful, we can facilitate connections with conveyancers and lenders as needed, and organise a pre-settlement inspection.

On the day of settlement, we will collect the keys and happily deliver them to the new owners!

FAQ's

Buyer's Agents are licensed, independent agents who understand the complexities and processes of buying property and can make your process less stressful by providing objective information, advice and support. They aim to ensure you’re as informed as possible and that you get the best deal possible.

Buyer’s agents can offer either full or partial services to help you find the ideal property. Full service means the buyer’s agent manages the entire process for you, which includes:

  • Negotiate the property purchase price and terms
  • Oversee the contracts and exchange
  • Pre-settlement inspections
  • Search available listings
  • Inspect and short-list suitable properties
  • Evaluate recent sales data and provide a written appraisal
  • Settlement
  • Property management/leasing
  • Oversee and arrange due diligence such as building inspections, pest, survey and engineering reports

A Buyer's Agent can assist you in sourcing the correct property in the right location. A Buyer's Agent may save you time by searching for and analysing property on your behalf, arranging inspections and negotiating to obtain the best price and terms.

When choosing a buyer's agent, your choice comes down to whom you feel most comfortable with, as a good relationship is important in achieving a satisfactory outcome.

There are many benefits of using the services of a buyer’s agent;

  • Gain an edge by having your own advocate who is representing your interests throughout the purchasing process.
  • Understand the complexities and processes of buying by providing objective information, advice and support.
  • Save time by searching for and analysing property on your behalf. Having someone do this for the buyer often results in a more efficient and faster outcome.
  • Negotiate to obtain the very best price and terms.
  • Source the correct property in the right location with better prospects for capital growth and/or rental yield.
  • Access databases and information not readily available to the public
  • Eliminate stress by having one representative looking after your needs, rather than dealing with several different selling agents.

Yes. Buyer’s agents are required to hold a relevant license in each state in which they operate.

A buyer's agent works exclusively for the buyer to help them buy a property with the least stress, whereas the selling agent works for the vendor to help them sell their property for the best price

If you are you a permanent resident or Australian citizen, you are able to purchase property. If not, you need to check if you are eligible to buy in Australia and what types of property you can buy.
